Spaces
How shared areas serve residents. Covers every space the building manages for shared resident use — gyms, pools, rooftops, meeting rooms, co-working areas, lounges, gardens, entertainment rooms, children's areas, and any other communal facility — as experienced by the resident through the building's digital interface.
These expectations apply to all shared spaces the building operates, whether bookable or open-access. Booking-specific requirements apply when the building offers a reservation system for a space.
Every shared space carries an implicit social contract: available when promised, fair in allocation, ready on arrival. Managed well, amenities become a reason residents stay. Managed poorly, they become a source of conflict.
The expectations
Each expectation page defines what the building does, what is required and what is recommended, how it looks in practice, how it fails, and how to test it.
| Quality | Expectation |
|---|---|
| Reliability | Available Means Available — The building shall ensure that every shared space is digitally represented, physically accessible during its published operating hours, and — when bookable — reserved without conflict. |
| Clarity | Rules Before You Arrive — The building shall communicate the rules, conditions, and requirements of every shared space to the resident through the digital interface — before the resident books or arrives, not at the point of entry. |
| Control | Book It, Change It, Cancel It — The resident shall be able to view availability, manage their own bookings, and interact with shared space information through the primary interface — without requiring staff assistance for routine actions. |
| Harmony | What You See Is What You Get — The building shall ensure that the digital representation of every shared space reflects its actual physical state — so the resident's view of availability, occupancy, and condition matches what they encounter when they arrive. |
| Grace | Ready When You Arrive — The resident's use of a shared space shall require minimal friction — the space is ready when the resident arrives, and the transition from digital booking to physical use involves no unnecessary steps. |
| Care | No Resident Excluded, No Space Hoarded — The building shall ensure that no resident is systematically excluded from shared space use — whether by physical barrier, digital barrier, or allocation mechanism. |
